Project description
The Rogers Millwright Shop Historic Rehabilitation project involves the comprehensive interior and exterior renovation of a historically significant industrial building located at 11-50 Spruce Street in Paterson, Passaic County, New Jersey. The project, developed by Urban Ventures, LLC and designed by Barton Ross & Partners LLC Architects, represents an adaptive reuse of the existing structure into a mixed-use residential and commercial development spanning four floors including a loft level. DEKR provided a full construction estimate covering all major trades across the building’s complex multi-wing layout.
The scope of estimation encompassed detailed takeoffs across an extensive drywall and framing system, with over 20 distinct wall partition types documented across all four floors — including fire-rated demising walls, shaft walls, wet area assemblies, and corridor partitions meeting UL-rated assemblies. Gypsum board ceiling quantities alone exceeded 51,000 square feet across all floors, with specialized cathedral ceiling assemblies at the loft level and 1-hour fire-rated soffit systems throughout. The roof system consisted entirely of modified bitumen flat roofing with tapered isocyanurate insulation, detailed parapet walls with terracotta coping, and full gutter and scupper systems.
The commercial ground floor program includes two retail spaces totaling 2,630 square feet, a business center, gym, shared lobby, and all building support spaces. The residential floors above feature a dense mix of unit types with living, dining, bedroom, and wet area configurations repeated across the 2nd, 3rd, and loft floors. DEKR’s estimate provided contractors and the development team with precise material quantities and cost projections necessary to execute this historic rehabilitation accurately and competitively.
