Project description

The 585 W 29th Avenue project is a multi-unit residential development located in Vancouver, British Columbia, requiring a full plumbing estimate covering all below-grade structures, above-grade piping systems, fixtures, and mechanical support equipment. DEKR produced a comprehensive plumbing Bill of Quantities from architectural and mechanical plans dated August 24, 2023, delivering a detailed breakdown of all labor and material costs across every plumbing discipline. The estimate was submitted on September 16, 2023, and structured to provide the project team with precise quantities needed to bid the plumbing scope competitively and accurately.

The plumbing scope encompassed a full range of sanitary, storm, vent, condensate, and domestic cold and hot water piping systems totaling thousands of linear feet across multiple pipe sizes and materials. Below-grade infrastructure included trench drains, catch basins, sanitary sumps with backwater valves, a parkade drainage treatment system, and 320 linear feet of perforated draintile. Above-grade systems included sanitary piping up to 4-inch diameter, storm water management piping, vent piping, condensate drainage, and complete hot and cold water distribution from half-inch through 2-inch diameter, all with corresponding pipe insulation.

Plumbing fixtures were quantified across all residential suites and amenity spaces, including 30 suite lavatories, 24 water closets, 12 shower units, 6 bathtubs, 11 double-compartment kitchen sinks, and specialty items such as a dog wash sink, 5 dishwashers, and 6 clothes washer outlet boxes. Mechanical support equipment included duplex sanitary and storm pump packages, an inline recirculation pump, and two 4.5 KW hot water tanks. All valves, including check valves, ball valves, gate valves, and 22 air admittance valves, were fully counted and scheduled. DEKR’s estimate gave the development team complete plumbing cost visibility from rough-in through fixture installation.
